If you let a property with gas appliances, you're legally required to have a gas safety check carried out every 12 months by a Gas Safe registered engineer, and to provide tenants with a copy of the resulting certificate, often called a CP12. This isn't optional paperwork, it's a legal duty under the Gas Safety (Installation and Use) Regulations, and the consequences of letting it lapse can be serious, both for tenant safety and for your own liability as a landlord.

What's checked during the inspection

  • All gas appliances in the property, including boilers, gas fires, and gas cookers if supplied by you as the landlord
  • Gas pipework, checking for leaks and correct installation
  • Ventilation for each gas appliance, ensuring it's adequate and unobstructed
  • Flues and chimneys connected to gas appliances, checking for safe and effective operation
  • Safety devices, including any cut-off mechanisms fitted to appliances

What happens after the check

If everything passes, you'll receive your certificate confirming the checks carried out, the appliances inspected, and the date of the next check due. We'll provide a copy for your records and one for your tenant, since you're required to give tenants a copy within 28 days of the check, or before they move in for a new tenancy.

If something fails the check

If an appliance is found to be unsafe, we'll explain exactly what the issue is and what needs to happen before it can be certified safe. In some cases this means immediate action, like disconnecting an appliance that poses an genuine danger. We'll always be straightforward with you about what's required rather than glossing over a problem to make the visit quicker.
